Ever wondered about subdividing a cross lease?
We spoke recently about building on a cross-lease section and if you change the the footprint of the building or the the size of the building then it means that the the title becomes defective. You need to get a change of title for doing so. We’ve got a client that’s currently in this position and to make the most of the the section and the sun we’re looking to change the footprint of the building. We’ve been working with the surveyor and basically found out that, the cost for changing from a cross lease into a freehold section is about $15,000. That cost can be split between the two parties in the cross lease so $7,500 each and your average section in Christchurch will add fifty thousand dollars worth of land value. Just by looking at that for a client, you know obviously kinda looking like a really appealing situation for them. Just a little bit of handy information if you’ve got a cross-lease, you know, you’re kinda on to a winner there if you if you pay for the subdivision. That’s Scott from Strathclyde.
